Ivette Correderas: housing prices are unlikely to drop

Ivette Correderas, a real estate agent and entrepreneur, recently shared her insights at the café 'Hoy será un buen día', stating that housing prices are unlikely to drop. She acknowledged that while government measures to combat speculation have had some effect, they have not completely halted the trend.

With years of experience in the sector, Correderas has launched her own company, which boasts a strong presence on social media. Notably, one of her first property sales was conducted through TikTok. She draws inspiration from many real estate agents in the United States and expresses a deep passion for her work and for Andorra, where she envisions living for many years due to its safety and quality of life, especially when compared to her hometown of Vic.

Addressing the rising prices and recent news that may suggest a slowdown, Correderas explained that while market fluctuations are normal, she firmly believes that prices will not decrease. “There will obviously be a pause because that’s part of the market, but prices will not drop. Years ago, we sold more properties at lower prices, and now we sell fewer, but at higher prices,” she stated.

Regarding government interventions to limit speculation, she believes they have had a slight impact but insists that foreign buyers continue to arrive and purchase properties, as the costs remain attractive compared to taxes in France. Correderas highlighted the stark differences for property owners between selling and renting, noting that many landlords impose strict requirements for rentals, which is not the case when selling.

She often encounters sellers who inflate their asking prices by thousands of euros, hoping to negotiate down later. “As reported by Agia, many properties are listed at €7,000 per square metre but end up selling for €4,000,” she explained. Therefore, she always advises setting a price that reflects the current market value.
